Mahindra Lifespaces Powers Ahead with 25% FY26 Sales Growth, ₹298 Cr Profit

Mahindra Lifespaces' consolidated sales during the year stood at Rs 4,118 crore, up 25 per cent YoY. The company delivered stellar financial performance for fiscal 2026, signalling robust momentum in both residential and industrial sectors.

The MD stated, "We had a great FY26, with 25 per cent sales growth across our Resi and IC&IC businesses, GDV additions of Rs 18,000 crore, significant growth in PAT and healthy operating cash flows." The residential pre-sales in FY26 stood at Rs 3,405 crore, up 21.43 per cent YoY. This growth reflects strong buyer confidence in Mahindra Lifespaces' premium residential offerings.

Consolidated IC&IC revenues were Rs 713 crore, up 44.04 per cent YoY. The industrial clusters business outpaced residential growth, demonstrating the company's diversified portfolio strength. This performance was supported by ₹18,060 crore in Gross Development Value (GDV) additions.

Profitability reached new heights with the company's revenue growing by 216.52 per cent YoY to Rs 1,178.31 crore, while the profit jumped 386.01 per cent YoY to Rs 298.17 crore. Operating cash flows for FY26 were healthy at ₹840 crore. The company maintains a fortress balance sheet—its net debt-to-equity ratio stood at -0.27 (cash surplus) as of March 31, 2026.

Residential business continued to demonstrate strong momentum with successful launches such as Blossom, Marina64, NewHaven and receipt of all planned occupation certificates (OCs). It aims to achieve pre-sales of Rs 9,500 crore by FY30. Reflecting confidence in the business, Mahindra Lifespaces' board has proposed a final dividend of Rs 3.5 per equity share for FY26, representing 25 per cent growth as against FY25.

Industry trends support this growth trajectory. Residential sales across the top seven cities rose 8% year-on-year to 70,631 units in Q1 2026, while homes priced at Rs 1 crore and above accounted for 71% of sales, compared with 59% a year earlier, according to JLL. Mahindra Lifespaces is capturing the high-end segment momentum with its premium township and residential portfolio.
