Rental demand tells a similar story. Rents have shown a consistent upward climb, rising from INR 23,000-25,000 in 2021 to 55,000-70,000 in 2025, with the average annual rental growth over the past three years touching an impressive 23.3 percent. If this pattern continues, projections suggest monthly rents in Kukatpally may exceed 77,000 by 2026 and 95,000 by 2027. That kind of rental trajectory is drawing both end-users and yield-focused investors into the market.
Pricing across Kukatpally today spans a wide band. Property prices range from ₹41.5 Lakhs for 1 BHK apartments to ₹3.4 Crores for luxury units, catering to diverse budget requirements. Steady rental yields of 3-4% and social infrastructure including 39 educational institutions and top-rated healthcare facilities add to its investment appeal. For 2026, real estate experts project an annual appreciation rate between 9% and 13.5% in Kukatpally, driven by its proximity to the IT corridor and robust infrastructure. Kukatpally is being described as the "reliable workhorse" of Hyderabad real estate — consistent returns with low volatility.
