That changed on March 28, 2026, when Prime Minister Narendra Modi inaugurated Phase I of the Noida International Airport, moving the project from blueprint to reality and setting off what many analysts are calling the biggest real estate trigger the region has seen in a decade. Experts frequently draw comparisons to Gurgaon, where the presence of an international airport historically acted as a strong catalyst for real estate growth, and they expect Jewar to replicate that pattern across residential, commercial, hospitality and industrial segments.
The wait for actual flights was short. Commercial operations began on June 15, 2026, with IndiGo becoming the launch carrier and its inaugural flight arriving from Lucknow, while daily services between Hyderabad, Noida and Amritsar started the same day. Domestic connectivity was extended early to include Bengaluru, Mumbai, Hyderabad and Lucknow, giving the region genuine air connectivity for the first time without routing through Delhi's IGI Airport.
The price data already tells a story. Property prices had surged 92% in Noida and 98% in Greater Noida between Q1 2020 and Q1 2025, according to an Anarock report, largely on anticipation of the airport. Now that flights are operational, market experts forecast an additional 20 to 30 percent price rise between 2026 and 2027 along the Yamuna Expressway corridor, as the anticipation phase gives way to actual usage and employment generation.
Ground connectivity is catching up fast. A 74-km greenfield link road is being developed to connect the Ganga Expressway with Jewar Airport, with YEIDA acquiring around 740 acres of land from 16 villages for the project at an estimated cost of Rs 4,000 crore, construction on which UPEIDA is expected to start later in 2026. Separately, a planned Delhi-Jewar 8-lane expressway, an Rs 36.31 billion project, is expected to be completed by 2027, while metro extension proposals linking existing Noida corridors to the airport influence zone are also under consideration.
Beyond the runway, the region is adding demand drivers of its own. Among the most ambitious is the proposed Noida International Film City, coming up on 1,000 acres in Sector 21 along the Yamuna Expressway, just 4 km from the airport, which is expected to anchor media, tourism and allied jobs in the belt.
Not every analyst expects overnight windfalls. Property consultants note that the effect on Noida property valuation will come gradually over time rather than through immediate spikes, with the highest appreciation flowing to pockets that combine smart land use, quality infrastructure and sustainable demand rather than proximity alone. That distinction matters for buyers trying to separate genuine growth corridors from speculative plots.
For homebuyers, the practical takeaway is about timing and location discipline. Officials describe the completed airport as eventually capable of handling up to 225 million passengers annually once all phases are built out, positioning it among the largest in the country and a long-term employment magnet for Greater Noida, the Yamuna Expressway belt and even established markets like Gurugram, where developers including Mahindra Lifespaces already have a presence with projects such as Mahindra Luminare on Golf Course Extension Road. As NCR's connectivity map expands outward from Jewar, buyers evaluating both new corridors and established ones stand to benefit from the region's broader infrastructure push.
