Since 2019, the city's residential property prices have climbed by nearly 150%, a rate no other major Indian city has matched, according to data cited by Square Yards and reported widely across the industry. To put that in perspective, Pune rose 115%, Noida and Greater Noida climbed 104%, while Mumbai and Bengaluru grew a comparatively modest 97-98% over the same period.
A separate analysis by ANAROCK, tracking 11 major housing markets between 2019 and Q2 2026, tells a similar story from a different angle. Gurugram's average capital values rose from Rs 6,150 per sq ft in 2019 to Rs 13,350 per sq ft in Q2 2026, translating into 117% appreciation, second only to Noida's 125% rise among the 11 cities studied. Whichever dataset you look at, the direction is unmistakable: Gurugram has decisively outperformed the rest of urban India.
What's driving this? Industry voices point to a mix of factors rather than a single cause. Gurugram's position as India's prominent corporate and IT hub has attracted employment-led residential demand, while mega infrastructure projects including the Dwarka Expressway and metro extensions are enhancing connectivity across residential corridors, according to a Pioneer Urban Land & Infrastructure executive. Corridors such as Golf Course Extension Road, Sohna Road, the Southern Peripheral Road (SPR), and emerging pockets like Sector 89 have absorbed much of this demand, turning what were once peripheral zones into premium addresses.
The nature of demand has also shifted. Square Yards notes that Gurugram's price surge has been fuelled by heightened demand in premium and luxury segments, even as overall transaction volumes have moderated. Nationally too, 2025 saw residential transactions across nine major cities decline 5% year-on-year, yet total sales value rose more than 11%, driven by a 22% jump in average deal sizes. Buyers, in other words, are purchasing fewer but pricier homes, a trend especially visible in Gurugram's luxury micro-markets.
Does this mean a correction is coming? Most experts think not. Roots Developers' Director Jitender Yadav describes the shift as moving away from the breakneck 25% annual spikes of the post-pandemic years toward a more mature, sustainable growth pattern. Analysts widely agree that record-low unsold inventory and continued corporate expansion make a sharp downturn unlikely, even as affordability pressures build in the ultra-premium segment.
For homebuyers, the takeaway is nuanced. Gurugram's fundamentals, jobs, infrastructure, and brand-led development, remain intact, but the era of easy, rapid gains may be giving way to steadier, end-user-driven appreciation. Established micro-markets like Golf Course Extension Road, home to well-regarded developments including Mahindra Luminare, continue to offer a track record of delivered projects alongside long-term value, making them a relatively safer bet compared to unproven peripheral launches chasing the next price rally.
