A new elevated corridor is about to change how West Ahmedabad lives, commutes, and invests.
Enquire NowWest Ahmedabad's most congested stretch is finally getting relief. The 4-km-long elevated corridor from Sanand Circle to Iscon Flyover is nearing completion, offering commuters relief from chronic traffic congestion on SG Highway. Built by the National Highways Authority of India, the six-lane structure is designed as a single-pier system, supported by central pillars, helping optimize space usage on the busy highway stretch.
The numbers behind this project are significant. Being constructed at an estimated cost of ₹500 crore, the corridor is designed to handle nearly two lakh vehicles daily. Once operational, commuters will finally bypass three of the city's worst traffic bottlenecks. It will allow commuters to bypass three major traffic bottlenecks, Karnavati Club, Prahladnagar, and YMCA, significantly easing traffic flow on the busy stretch. Officials have also built in resident-friendly design touches — the elevated corridor will be equipped with a specialised noise-control system to minimise vehicular noise.
Timing matters for homebuyers watching this space. The 4-km-long six-lane elevated corridor being constructed from ISKCON to Sanand Circle is expected to become operational by July 15, 2026. That said, ancillary work will continue a bit longer — while the main elevated route is targeted for opening in July, officials said construction of the boarding and exit ramps is expected to continue and may be completed by September 15. For residents who have endured years of disruption, this is welcome news: for the past two years, construction work had necessitated a 1.5-km diversion, often leading to traffic delays of 30 to 60 minutes, particularly affecting commuters travelling from Saurashtra towards Ahmedabad.
The real estate implications go well beyond smoother commutes. SG Highway has already proven its worth as a wealth-creating corridor. Prime hubs like SG Highway, Bodakdev, and Satellite recorded the sharpest appreciation, making Ahmedabad one of India's most consistent real estate performers. Zooming into the last five years, high-growth zones with a 25–35% rise include SG Highway, Satellite, Prahladnagar, and Bodakdev. Recent momentum has been driven directly by infrastructure delivery: 2024–25 saw prices surge another 10–12% on the back of infrastructure projects like GIFT City, metro expansion, and SG Highway connectivity.
Current pricing on the corridor reflects its premium positioning. With new corporate offices, malls, and educational institutions, prices here average ₹8,000 to ₹10,500 per sq. ft. Analysts tracking the broader belt expect this to climb further as the elevated corridor and other projects come online — with ongoing infrastructure work and new townships, prices are expected to rise by another 10–15 percent by 2027. Adjoining micro-markets along the same alignment are already benefiting: the highway has driven property value appreciation, with annual capital increases estimated at 5–7% in areas like Shela, South Bopal, and along the route itself.
The corridor is also accelerating SG Highway's shift from a mixed industrial-residential belt into a full-fledged business district, which in turn supports housing demand from working professionals. S.G. Highway is fast becoming the new Central Business District of Ahmedabad, shifting the commercial focus away from traditional business hubs, and this trend, according to local brokers, is driving high rental demand, leading to a steady appreciation in property values. For homebuyers, this convergence of infrastructure delivery and commercial expansion means the SG Highway belt is likely to remain one of West Ahmedabad's most closely watched investment corridors well into 2027.
For now, near-term relief is already visible on the ground. NHAI now claims that this stretch is likely to reopen by May 31, providing some immediate relief before the full elevated corridor becomes operational. Homebuyers evaluating projects along SG Highway, Science City Road, Shilaj, and South Bopal should treat the corridor's July 2026 opening as a key milestone — historically, connectivity upgrades of this scale tend to lift both rental demand and resale values in the surrounding micro-markets within 12-24 months of completion.
