Pink Line Metro reshapes Bannerghatta Road's connectivity, commute times, and property values.
Enquire NowBannerghatta Road has spent years living with a familiar complaint: too many people, too few lanes, and a commute that keeps getting longer. That is finally changing. Bannerghatta Road is one of the most important corridors in South Bangalore, connecting residential zones with major hospitals, offices, malls, and colleges, with thousands of people using it every day for work, study, medical visits, and shopping. The Namma Metro Pink Line is the infrastructure project meant to fix that.
The Pink Line, also called Line 5 or Reach 6, is one of the most anticipated corridors of Namma Metro Phase 2. The Pink Line, which will run from Kalena Agrahara to Nagawara, will be 21.26 km in length with 18 stations. The route includes both elevated and underground sections, a design that allows the metro to pass through dense city areas without disturbing surface traffic too much. For BG Road residents, the relevant stretch is the elevated southern section. The first phase is the elevated section from Kalena Agrahara to Tavarekere, a stretch of about 7.5 km that runs along Bannerghatta Road.
Timelines on Bengaluru metro projects have a history of slipping, but this segment is now close to reality. The most important milestone of this project is expected in May 2026, when the first operational section will open to the public. The elevated corridor stations most relevant to residents are Gottigere, Hulimavu and IIM-B, after which the alignment goes underground near Dairy Circle toward the city centre.
Connectivity gets a further lift from the Jayadeva Hospital interchange. Through an interchange at the Jayadeva Hospital junction, the Pink Line connects to the Yellow Line, which runs toward Electronic City and Bommasandra. That single junction effectively links South Bangalore's residential belt to two of the city's busiest job corridors without ever touching the road. Trips to Electronic City or HSR Layout that used to mean fighting traffic or taking long detours can now be done through a smooth line change, cutting a 60-70 minute road journey down significantly, with far more predictable travel times.
The numbers on price appreciation make the case for why this matters to buyers, not just commuters. Residential price per square foot along Bannerghatta Road has appreciated around 119%, from an average of ₹3,500-5,500 per sq ft in 2016 to ₹10,000-14,000 per sq ft in 2026. The presence of IT parks, educational institutes, hospitals, and the upcoming metro corridor has been the driving factor for demand. Brokers and analysts tracking the corridor are already pricing in the metro effect on new launches. Properties within 1 km of Pink Line stations are already commanding a 10-15% premium over comparable projects further away. Some estimates go further, suggesting the metro's impact could be even sharper closer to stations. The Namma Metro Pink Line has increased property value by 15% to 20% near metro stations.
This is exactly the corridor where Mahindra Lifespaces has an established footprint. Mahindra Windchimes, the developer's resort-style residential project on Bannerghatta Road, sits close to the very stretch the elevated Pink Line will serve. Mahindra Lifespace Windchimes is located in the heart of Bannerghatta Road at Arekere, offering connectivity to Bangalore's major IT hubs, schools, hospitals, and shopping malls. For residents here, the metro isn't a distant promise on a map, it's a project taking shape a short drive away, station by station.
What should a homebuyer take away from all this? First, that connectivity gains on BG Road are no longer speculative; construction is visible and a firm opening window exists for 2026. Second, that price appreciation tends to front-run station openings rather than follow them, which is why analysts note that committed metro access typically lifts both rent and resale in nearby pockets, and buying before a station opens tends to capture the uplift while buying after pays more for certainty. For anyone evaluating a home on Bannerghatta Road, the Pink Line adds a concrete, dated reason to move the decision up rather than push it out.
Caution is still warranted before chasing every "metro-adjacent" listing on the corridor. Buyers have been known to pay a steep 30% metro premium on plots advertised as a short walk from the upcoming Pink Line, only to later discover the actual station entrance is kilometres away. The safer approach is to verify station locations against BMRCL's confirmed alignment and to favour established, well-located developments over speculative land parcels riding on metro hype alone.
