Mahindra Lifespaces Bulks Up Its Bangalore Land Bank

Mahindra Lifespace Developers Limited (MLDL) is on an acquisition spree in Bangalore, adding parcel after parcel to its land bank in some of the city's fastest-growing corridors. The moves come as the Mahindra Group's real estate arm looks to scale up its residential business in a city it considers one of its most important growth markets.

The most significant recent activity has centred on North Bengaluru. In January 2025, MLDL's subsidiary Anthurium Developers Ltd (ADL) announced the acquisition of 8.2 acres of land in North Bengaluru, marking a strategic addition to its growing portfolio in the city, with a developable potential of approximately 0.9 million square feet of saleable area and a projected Gross Development Value of almost INR 1,000 crore. The company said the project will primarily feature mid-premium residential apartments catering to the rising demand for quality housing in Bengaluru. Announcing the buy, Amit Kumar Sinha, Managing Director & CEO of Mahindra Lifespaces, noted that Bengaluru is a strategic market for the company and that this would be its seventh project in the city, with North Bengaluru expected to be an important micro-market with strong demand for well-planned, high-quality homes given its proximity to the international airport and major tech parks.

Mahindra didn't stop there. Just months later, in July 2025, the company expanded on the very same North Bengaluru footprint. Its subsidiary SSPL owns approximately 8.79 acres of land at Navaratna Agrahara Village within this high potential micro-market. Because this new parcel sits right next to the earlier acquisition, Mahindra now has the opportunity to create a unified, high-quality premium development with a combined GDV potential of approximately ₹2,100 crore. Sinha called the move a key milestone in strengthening the company's presence in North Bengaluru, one of the city's most promising real estate corridors, offering the opportunity to create a unified, high-quality premium development. The site itself is located off the Bengaluru-Hyderabad Highway and in close proximity to the Kempegowda International Airport, offering strong connectivity and strategic access to North Bengaluru's rapidly evolving ecosystem. North Bengaluru isn't the only micro-market on Mahindra's radar. Back in March 2024, the developer had already purchased approximately 2.0 acres of land in Whitefield, East Bengaluru, with a developable potential of approximately 0.2 million square feet of saleable area and a gross development value of approximately Rs 225 crore, primarily comprising mid-premium residential apartments. That Whitefield land bank has since translated into an actual launch. In December 2025, Mahindra Lifespaces announced the launch of Mahindra Blossom, a premium residential development in Whitefield, Bengaluru, with a potential GDV of approx. ₹1,900 crore. The project marks the company's third Net Zero residential development in the city and offers 2, 3, 3.5 & 4 BHK homes, bringing together modern design, openness, and lifestyle comfort. Vimalendra Singh, Chief Business Officer – Residential, said Bengaluru is a key market in the company's strategy to scale residential development across strong, end-user-driven cities, and Whitefield continues to show steady absorption supported by connectivity improvements and a deep employment base.

The pace of these acquisitions reflects a broader company-wide push. Mahindra Lifespaces' development footprint spans over 35 million square feet of completed, ongoing and forthcoming residential projects across seven Indian cities, along with more than 5,000 acres of ongoing and forthcoming projects under development or management at its integrated developments and industrial clusters. More recent company disclosures point to strong 25% sales growth and GDV additions of 18,000 crore in FY26, underlining how aggressively the developer is deploying capital into new land right now.
