Hyderabad Metro Phase 2B: 86.1 km Expansion to Transform West Hyderabad Connectivity

The Telangana state cabinet has approved Phase 2B of the Hyderabad Metro Rail Project, with the planned expansion estimated at Rs 195.79 billion and aims to extend the city's metro network by an additional 86.1 kilometres. Phase 2 'B' proposes three corridors spanning a total of 86.1 km with 32 stations.

The expansion includes three major corridors: Corridor 1 stretching from Shamshabad Airport to Future City over 39.6 km comprising 21 km of elevated track, 1.5 km underground, and 17 km at grade. Corridor 2 is a 24.5 km elevated route from Jubilee Bus Station to Medchal with 18 stations. Corridor 3 will run 22 km from Jubilee Bus Station to Shamirpet, combining 20.35 km elevated with 1.65 km underground, and will include 14 stations.

Phase II (B) was submitted on 21 June 2025, with an estimated cost of Rs. 19,579 crore. The project will be jointly implemented by the State and Central Governments. This marks a significant milestone in Hyderabad's transport infrastructure evolution, building on the success of Phase I, which currently operates across three corridors covering 69 km.

Hyderabad Metro Phase 2 is expected to boost property demand in West Hyderabad by improving connectivity between IT hubs, residential areas, and major transport corridors. Micromarkets such as Kokapet, Miyapur, Patancheru, Tellapur and Nallagandla will benefit from Hyderabad's Metro Phase 2 real estate developments. Residential properties within close proximity to metro stations often command price premiums ranging between 10 and 25 percent.

The state has granted its own administrative approval, acquired land worth ₹2,787 crore, and Chief Minister Revanth Reddy personally met Union Minister Manohar Lal Khattar on May 6, 2026 to advance the process. On May 25, 2026, Telangana also secured a ₹13,600 crore refinancing deal with the Indian Railway Finance Corporation (IRFC), strengthening the financial foundation for expansion. However, a DPR submission is not the same as a construction sanction. Treat Phase 2 corridors as high-confidence proposals, not confirmed timelines.
