76.4 km expansion transforms city connectivity across five strategic corridors.
Enquire NowTelangana State Cabinet has approved the Hyderabad Metro Rail Phase-2 project, estimated to cost Rs 24,200 crore, spanning 76.4 kilometres and covering five major corridors. This expansion marks a transformative moment for the city's urban mobility landscape. For homebuyers and property investors, understanding the corridor map is critical—metro-adjacent locations historically see 20-40% appreciation.
Corridor 1: Nagole to Shamshabad Airport (36.6 km)
The Airport Metro Corridor covers 36.6 km from Nagole to Shamshabad Airport via L.B Nagar, Karmanghat, Owaisi Hospital, DRDO, Chandrayangutta, Mailardevpally, Aramghar, and New High Court. Out of the total length of 36.6 km, 35 km is elevated and 1.6 km is underground, with 24 metro stations including one underground station at the Airport. This corridor will connect eastern suburbs directly to the airport, facilitating seamless transit for travelers.
Corridor 2: Raidurg to Kokapet Neopolis (11.6 km)
This 11.6 km corridor serves as an extension of the Blue Line Metro, stretching from Raidurg to Kokapet Neopolis with 10 stations. This line aims to alleviate congestion in busy commercial zones serving the prominent IT hub.
Corridor 3: MGBS to Chandrayangutta (7.5 km)
The Old City corridor expansion from MBGS to Chandrayangutta is prioritized, with land acquisition and demolition works scheduled to begin by the end of 2024. The corridor was originally planned as part of the metro's first phase but was delayed due to various challenges; now it's being extended till Chandrayangutta.
Corridor 4: Miyapur to Patancheru (13.4 km)
The route spans 13.4 km and includes ten proposed stations: Miyapur, Alwyn X Road, Madinaguda, Chanda Nagar, Jyoti Nagar, BHEL, RC Puram, Beeramguda, and Patancheru. This northern expansion opens up high-growth suburban zones for residential investment.
Corridor 5: LB Nagar to Hayathnagar (7.1 km)
HMRL revealed another segment of Phase 2, extending the LB Nagar route to Hayathnagar over 7.1 km with six stations. This line aims to ease traffic congestion in the southeastern parts of the city.
Timeline & Investment Impact
Expected start of construction in priority corridors is 2025–2026, with phased rollouts and Airport Corridor targeted for early completion by 2028–2030. Once complete, the expansion is expected to serve eight lakh passengers daily, significantly boosting Hyderabad's urban mobility network. The project transitions from a PPP model to a joint-venture (JV) model with funds at 2% interest and a 40-year repayment window.
What This Means for Homebuyers
Proximity to metro stations drives property values. Sectors along these corridors—particularly Gachibowli (Corridor 5), HITEC City (Corridor 2), and emerging areas on the airport route—are experiencing investor activity. The phase will adopt 'double U' girders for faster construction compared to phase 1's box girders. Earlier completion timelines mean faster returns for end-users and investors.
The Phase 2 expansion signals Hyderabad's shift to a truly polycentric city. Whether you're seeking primary residence or investment, monitor corridor progress closely—these corridors will define the next decade of Hyderabad's real estate landscape.
